Why the documents are confused

An apartment file may contain a preliminary contract, a signature-validation judgment, a judgment with different relief, a registered deed or developer and allocation records. These are not interchangeable names for one result. The source, date, property description and chain of title determine what a document can support.

A signature-validation action focuses on whether the signature is attributed to its maker in the document. It does not, by that label alone, turn the court into a property registry or remove every third-party right.

What to check before the deposit

  1. The seller’s identity and capacity, including the limits and validity of any power of attorney
  2. The title document and the chain connecting the seller to earlier holders
  3. The unit number, area, boundaries, allocation or developer records where relevant
  4. Visible mortgages, seizures, disputes or third-party rights
  5. The authority, documents and route expected for registration
  6. What the contract does if registration is refused or a document conflict appears

When the analysis changes

New cities, developer allocations, inherited or co-owned property, missing records, multiple powers of attorney and a pending dispute can change the review. The heading on one paper cannot safely answer those facts.
